Legal Question in Real Estate Law in Florida
We are "new" to being landlords. We live in Florida and I have a potential family that wants to rent the property. They have told us that their dog is about 75 pounds. We have just spent close to 30K on the remodel. We have taken pictures of all the rooms, the outside building and are planning on giving the tenants a copy and have them sign. What are the laws concerning pet fees and pet deposits? Also, is there a set price for pet deposits and is the deposit/fee non-refundable?

You will need to cover this in your lease agreement. You can also turn them down if you do not want a dog on your property and find another renter. Or, you can charge an extra pet deposit in case of any damage caused by the dog. If you need a good lease contract, please feel free to contact me. I have helped other landlords.
