Legal Question in Real Estate Law in Florida
landlord-tenant rights to storage
I have a tenant that is storing an old boat he is restoring on a quadroplex parking pad in front view of the building. I manage the property for my exhusband and have asked him to store it somewhere else because it's against city codes in Winter Sprgs, Fl. He has now moved it to the property I own(quad nextdoor)along the side of my building and refuses to move it. What rights do I have to move the boat and surounding trash he has pulled out of it?

Storage Rights
FACTS: I have a tenant that was storing an old boat for restoration on a quadroplex parking pad in front view of my building. I asked him to store it somewhere else because it's against city codes. He has now moved it to my property (quad nextdoor)along the side of my building and refuses to move it.
Q: What rights do I have to move the boat and surounding trash he has pulled out of it?
A: Your tenant has no right to renovate or store property on your premises unless allowed by your lease. Serve him a 7 day notice to correct the problem or you will terminate the lease. If he doesn't comply then you can evict him and remove the boat and trash. If you don't correct the problem you can be fined $250/day and have a lien placed on your property.
