Legal Question in Real Estate Law in Florida
Lease agreement
My parents signed a contract the landlord made it seem like the house would become fully our house again after 2 years after we pay them money every month so my sister kept living in the house and kept paying the rent every month up to 4 months ago they kept saying the same thing when the 24 months are over my sister gets the house but in December the boiler stop working, the roof fell in because of water damage and since my sister pays 2100 dollars a months to the landlord she really doesn't have money to fix it. one thing after another started going wrong so my sister wasn't able to live in the house anymore but the land lord kept telling her if she didn't pay each month she wouldn't be able to get the house so she left the house but kept paying so she would have the house by this December since the contract would end but a week ago since my sister hasn't been in the house for 2 months the house was robbed and the doors was broken everything was destroyed and today we found out the contract our parents signed wasn't really able to get us the house it was just going to let us stay in it till the lease was up then we would need to buy the house for $200,000 can we do anything since the house is unlivable?

It is not possible to give you a definitive answer without reviewing all of the documents.
That said, fi part of the payments were towards the purchase of the house, and not for rent, you might have a claim for refund of that portion of the payments.
Also, a contract of sale, if this was one, generally provides whether the risk of loss is on the Seller or the Purchaser.
