legality of home disclosure form

I bought a home in Ft. Myers and the seller signed a disclosure form stating the air conditioning unit was in good condition..An inspection from the buyer showed there was no filter on the return.One month later the air condiontion total unit had to be replaced for 5000.00.Does the seller have any responsibility sine she signed the disclosure saying the unit was in good condition? Do I have any recourse from the seller? Thank you..

When was the inspection done? Before or after closing? If the inspection was done prior to closing (which it should have been) and you were concerned, you should have addressed it before or at closing. Was anything put in the closing documents about potential repairs? Was any money put in escrow for repairs? Was there a warranty?

Based on the information you have provided, it is not likely that you will be successful in recovery against the seller. However, there could be factors (like those mentioned above) which could provide you some relief.
