NOTE: This communication is not intended as and should not be interpreted as legal advice. Rather, it is intended solely as a general discussion of legal principles. You should not rely on or take action based on this communication without first presenting ALL relevant details to a competent attorney in your jurisdiction and then receiving the attorney's individualized advice for you. By reading the "Response" to your question or comment, you agree that the opinion expressed is not intended to, nor does it, create any attorney-client relationship, nor does it constitute legal advice to any person reviewing such information, nor will it be considered an attorney-client privileged communication. If you do not agree, then stop right here, and do not read any further.
Without reading the entirety of the Offer/Contract, I cannot comment on whether or not it seems valid. I will tell you, however, that most Contracts for Sale and Purchase are contingent upon property inspections. I would suggest that you allow a reasonable amount of time for the inspections (i.e. 10 days) after which the inspection contingency is waived.
If you are not happy with the way the Contract is written in any fashion, I would strongly suggest that you retain a real estate attorney to review the Contract with you. If a new one must be written, the attorney will be equipped and qualified to rewrite it and carefully protect your interests. Frankly, you should be represented by an attorney at closing and hiring one now would be in your best interests.
