Life Estate

How do I set up a Life estate to transfer property into someone else's name upon my death and what are the tax obligations of the estate and on the recepient at my death. I own the house with no lien or mortgage.

I recommend seeing an estate planning attorney in your area who can either set up a trust or a will.

Estates are taxed based on income.
