Loan denial refund of deposit
I gave a developer a $5k deposit and proceeded to get loan approval. I got pre-approved with conditions and then denied the loan within 45 days from signing contract. The contract states that if I get denied the loan, I am entitled to full refund. They do not want to refund my deposit stating that it was not done within 30 days. I didn't get the denial letter until 40 days. Do I have a case to get my deposit back based on the fact that I had to wait to get the denial letter from the lender?

yes. You may sue in small claims court.
