Legal Question in Real Estate Law in Florida

Hello! I love in florida and me and my boyfriend are renting a house here. The Landlord made the master bedroom and bath into a separate studio apartment with its own door ect. No one lived there, now someone wants to move in and he tells us that we have to pay for there electric & water!! Theres also no separate mailboxs for us or separate addresses. the lease states that we pay for all our total utilities... but not someone else's! Also he never told us that we would have to! our landlord is a dick and we kinda just want outta this lease now. but is there anyway outta this or anyway we dont have to pay these people utilities?? thanks!
