Mortgage with family

my dad got a mortgage for me since i couldn't be approved. i put all the money down and made all the payments, insurance and taxes on the property. the house is 1/2 paid for and i want to sell it, but he is refusing to sign a quitclaim deed or contract so I can sell the house. Do i have any rights?

Several questions need to be answered, is you dad only a co-signer on the mortgage, or is he the only one on the mortgage? Is he on the title to the house also? You should consult with an attorney in your area.
