Can a mortgage co make heirs of the deceased pay for real estate loan?

No, unless they signed on the mortgage loan. However, the mortgage is still secured to the realty. So if the heirs do not pay on the loan, the mortgage company can foreclose on them. It's just that the heirs won't be personally liable for any deficiency judgment.
