Legal Question in Real Estate Law in Florida

My Mother died and left me her property. I do not wish to keep it, so I offered it to my two sisters (who do not get along) One approached me and asked for right of first refusal, which I gave her orally. Neither one of us told the other sister, who immediately made an offer and asked me to withdraw the oral agreement I had with the other. Is the oral one binding? Am I opening myself up to a lawsuit if I rescind the offer? I'd love to make both happy but I don't think that is possible. The offers were both equal to my price.
