we are moving out of the house we are selling the morning or our closing, everything will be packed and ready for movers to simply remove the items from the home. We have taken the liberty to clean and touch up paint although not all picture holes as this is not in the contract. Our buyers are threatening to delay closing if the house is not clean and nails removed with holes patched. They want us out the day prior to closing. The contract indicates that the walk through is the buyers option and the house is to be "swept clean". No where does the contract specify to patch holes, paint, professional clean or that we need to be out the day before. Can they do this? Also they have asked for a night before and day of walk through, how many walk through are allowed/acceptable and when should we retain an attorney as they continue to threaten not to close.

You should always have an attorney representing you in a closing as the buyer or seller. yes, you need one now to review your contract and determine what is required of you at this time.
