IF a non licensed real estate person represents a group of people sharing in the rental of a business retail property to negotiate the lease amount, have to disclose the total amount of the lease to the group?

The terms of the relationship between the representative and the group should be spelled out in some written agreement. If no agreement, then unclear what the obligations are to the group as a whole.
