can a non profit organization lease its location to a profit organization

based on that information I would say no problem. However, it seems that you may not be giving all the details. I do not understand why the lease between a non-profit and for profit would be invalid, absence some time of fraud.
It may be a tax issue (something I know little about). If the non-profit is claiming tax exemption for the location (say, the whole building), then the whole building should be used for the non-profit cause. If, however, a portion of the building is leased to a for-profit business, the non-profit will have to adjust how it files its taxes to only claim that portion of the building as exempt which is used for non-profit business and pay taxes for the rest of the building.
