oral contracts

I had an oral contract for the sale of my mobile home and was given a personal check for $3,000.00 as a deposit in the sale that was to be completed in 30 days. I was then given a check for $29,000.00 as final payment for home. The next day she backed out of the sale & told me I could keep the deposit. Then after she purchased another home she is demanding her deposit back. Holding this sale for her I turned down another offer on the home waiting for her final payment. Do I have to return the deposit? Thank you.
