I had an out-of-state property manager (I'm in CA, the condo is in FL). I fired the property manager due to repeated late payments (the tenants paid her on time but the manager didn't pay me on time). I gave the manager notice in writing, had the tenants sign a new lease and they now pay me directly. But the property manager has not returned the security deposit and last month's rent (3700.00). Is there anything I can do? I don't know how to do small claims court from across the country, and I'm not sure it's enough to sue for.

1. You will have to return the security to the teant at the end of the lease.
2. If you ask, the court may permit you to testify via phone.
3. If the realtor has no defense to your claim, the court may grant you judgment without a trial.
Do you owe the property manager any $?
You can sue the company in small claims court. you can hire an attorney locally to do that. check on this site for an attorney in the locale where the property is located.
