Ownership transfer of future estate
My son & my daughter both own vested future interests of 1/2 each in the resedential property owned by a life estate by their Father. My son wants to buy my daughters future interest now. How does he do this? Contract; deed?? Should it be recorded?

Some of the words you chose, like "vested future interest" have legal significance and would affect the legal advice given.
Is the father still alive? Does the property immediately revert to your children after the father's life estate expires? Who was the original grantor and what is their status?
