what paperwork is required?
i own a house in tampa, fl. this is my primary residence. i currently have a mortgage on it, too. i am moving to colorado, but want to keep the house as a rental property. what legal paperwork am i required to fill out to make this an official rental property? please advise.

None, however, you should check your homeowners insurnce policy for coverage when you do not live there. In addition, you will need a written lease for your tenants. Good luck.

You do not need to do anything to make the property an "official rental property". However, if you no longer live there and you elect to rent it to tenants, you will lose the homestead exemption status that property may currently. Review your homeowner's policy regarding any exclusion of coverage if you move out or if you rent to tenants. I strongly recommend that you have an attorney prepare a rental agreement for any tenants you may reach an agreement with regarding the rental of your residential property, and the written agreement should provide for a security deposit sufficient to cover 2 months rent in case you are forced to file and prosecute an eviction action in the future.
