Partial Monthly Rent Payment Grounds for Eviction?

I am the homeowner & have a tennat in my rental home on a 1 year lease. His rent is $1100. He sent $900 for the month of October. He also sent an invoice for $200 for work he did on a fence post. The work was NOT discussed, NOT authorized, & NO request was made in writing to do the work. The work was also not needed. The fence post was just a little loose, not at all affecting the function of the fence gate in any way.

I would like to re-coup my $200 as soon as posssible or evict the tennat as soon as possible.

I have NOT deposited the tennats $900 yet. I have written him a letter requesting he remit the $200. I also state that I contest his $200 invoice for labor on the minor repair. I also know that I will send him another request for the $200 in the 3 day notice letter for rent due or further legal action will be imment on my part in county court. I live in Volusia county.

Am I headed in the right direction?
