Partition Action

My ex and I (we're gay) are both on the deed. But the mortgage is only in my name. If I file for a partition, what happens to the mortgage? Will the proceeds from the sale of our house be used first to pay off my mortgage, with the remainder (if any) of the proceeds to be divided equally among me and my ex?
