Persons on Deed
My father wants to sell his home, myself & my brother are on the deed. My father wants to know if there is a way he can take my brother off the deed, without my brother signing a quick claim, since they have not spoken in about a year and he is afraid my brother won't sign the paperwork and my father will lose the sale of the house. If not, does my brother have any legal right to demand money upon sale of the home, even though he has not put in a penny. The only reason my father put us on the deed was in case of his death. Now he is relocating and needs all he can get from sale of home and is worried that his son can demand some money.

No he cannot. A court order reforming the deed may be necessary.

No, you will need the quit claim deed, or need the court to partition and sell.
