Legal Question in Real Estate Law in Florida

Our Private Drive needs several potholes filled + a few tree stumps that have grown through the asphalt. One of our three homeowners has bee battling cancer and cannot pay any of his share at this time. If we post signs stating ENTER AT YOUR OWN RISK are we still at risk for injuries to guest/service vendors? I am in Pensacola, FL.

You would need to mark and make known the problems to avoid most liability. You wont be preventing any and all claims, as you may still have some comparative negligence for damages notwithstanding our notice. The Enter at your Own Risk signs are not sufficient to eliminate any and all problems. Seek some advice from a Personal Injury attorney in your areas.
