property boundary encroachment

My new next door neighbor has contacted me regarding my sprinkler head that is over the boundary of our property. This sprinkler system was installed by the original owner of my home in 1985. What rights, if any do I have? Must I remove this item?

FACTS: New next door neighbor contacted me regarding my sprinkler head that is over the boundary of our property. This sprinkler system was installed by the original owner of my home in 1985.

Q. What rights do I have? Must I remove this item?

A. You have NOT acquired any squatters rights or adverse possession or easement rights. You have the right to correct a mistake or to go to court and be ordered to remove the sprinkler and pay costs and possibly fees. Get your own survey and if it shows an encroachment, then be a good neighbor and remove it. Life is too short to be unpleasant.
