I am property manager of the home I live in, do I have the right to enforce evic

My mother and father are the are the names listed on the mortgage of my house. I am responsible for all repairs, maintenance etc... I pay no rent, I pay the mortgage directly to the mortgage company, taxes, insurance etc...

I have tenants renting rooms in my home. Do I have the right to file the eviction papers, raise rent etc... or do I need to have my parents sign all the papers?

If your parents appoint you as their representative (i.e., execute a legally binding Power of Attorney), then you can file eviction actions and take whatever measures permitted by the owners. Why can't your parents sign papers? Seek the advice of counsel and good luck.
