Legal Question in Real Estate Law in Florida

I want to purchase a piece of property locally and the owner resides out-of-state. There is not a great deal of money involved and a title search is not necessary. It will be a cash transaction with no financing. What is the simplest way to complete the transfer of the money and the deed to assure a safe transaction.

Use an escrow agent to receivethe money and the deed and affect the transfer of the money and deed. A lawyer can do that or a real estate agent or a bank or even a court reporter. It should not cost more than about $200 dollars or so.

I would add that I do not believe there is a safe way to do any real estate transaction without doing a title search. The cost of a search and examination should not exceed a few hundred dollars. Even if the property is only worth a few thousand, title problems could well exceed the value of the Property. A deed is not worth anything if the seller does not have good title.

A title search is always necessary for your own protection. It's not too expensive depending on who you use, and you can hire an attorney to handle everything.
