What exactly is the purpose and workings of a quick claim deed? How does it help me.

A QUIT claim deed transfers the signers interest in real property to someone. It is the same as a warranty deed, except the signer is not guaranteeing (warranting) that he/she has good title to the property. It is often used for someone to relinquish their interest in a piece of real estate. How does it help you? I can't answer that without more information.
