A QUIT claim deed works just like a warranty deed. The only difference is that the Grantor in a warranty deed guarantees ("warrants") that he or she has good title to the property, while no guarantee is included in a quit claim deed. In a quit claim deed, the Grantor is "quitting" or giving up his or her interest in the property, if any, to the recipient (Grantee).
