Quit claim deed

I want to change the ownership of a condo from a land trust to an LLC using a quit claim deed. but i want to sell this condo and ther buyer might not like the qcd - can this be changed to a warantee deed? if so how/

Order a title search, if all ok, file a warranty deed.
