quit claim deed

First can I quit claim my condo to my 13 yr old daughter, and can she file it when I pass without a problem. Second I would like to make it joint tennancy with right of survorship, where would I put this on the form. Thank you

Yes you can. You are the grantor and you both are grantees. Make sure you file deed with County Clerk. Good luck.
