Quit Claim Deed

I am looking to get placed on the title. My brother currently is the one on title and I am wanting to be added on. We are also refinancing the house with me on the mortgage. I am wondering what process I would need to do and how I would have it addressed on the deed form to get this properly done.

He just needs to deed the property to the two of you. You need to decide whether you wish the property to pass to the survivor if one of you dies. If so, he needs to deed it to the two of you "as joint tenants with right of survivorship". By the way, no reason for him not to use a waranty deed - might keep him from losing his title insurance coverage. If this is his home and he is married, his wife would also have to sign the deed.
