Quit claim deed witnessed by buyer
my wife and I signed a quit claim deed that was not recorded and never meant to be. It was not in the presence of a notary (though it was notarized the next day by the ''would-be'' buyers friend) it lacked subscribing witnesses and the ''would-be'' buyer signed her fathers' name as a witness. We have the deed but the now ''squatters'' have a photocopy of it and are claiming the deed was delivered. There are many inconsistencies but is it legal for a name to be forged on a deed? If so, can the buyer provide the witnesses to the signing?

This does not appear to be a valid deed.
