Quit Claim Deed
If I obtain a quit claim deed then what rights do I have on the property? Is it the same as a regular deed, do I have the right to sell the property and if there are residents do I have the right to remove them from the property?

A quit claim deed gives you the rights that the grantor would have possessed without warranty. If the grantor owns nothing, you get nothing. If the grantor owns everything, then you get everything. If it is somewhere in between, then that is what you get.
You have the right to sell the interest you received, which may or may not be something, and would include the potential rights to remove residents from the property if the grantor had that right.
