quitclaim deed signed overseas

My father, who is a Foreign National, owns a property in Florida ans wants to quitclaim to me. He won't be coming to US to do that. Can he quitclain abroad? what is the corrected procedure? ( I live in FLorida)

He needs to sign a deed from him to you before two witnesses and a notary public. If he acquired title insurance upon purchase of the property, you ought to use a warranty deed rather than a quit claim deed. With a copy of the existing deed, your father's mailing address, and your information, any Florida attorney who does real estate can prepare the deed. Once it is properly executed, it would have to be recorded in the county where the property is located. If there is an existing mortgage on the property, documentary stamps of $7.00 per $1000 of the balance on the mortgage would be due upon recording.
