quitclaim deed
in transfering a house from parent to child, can the quitclaim deed be done before a refinance or payoff of existing mortgage?

A quitclaim deed can be done at any time, but if it is done before the mortgage is paid off, it may violate the mortgage contract, possibly leading to foreclosure.
