Real Estate Commission

I am trying to buy my friend's house. She will be reimbursed for ''Real Estate Commission'' fees by her company after the sale of the house. I am not a liscensed realitor but I wanted to make sure she got the most for her house. How can I write the contract so that she can get the most for her house but also so that I don't have to pay the commission fees to a third party? And, is it legal for me to write the contract with the commission fees in place and then at the close of sale, both of us to split the commission which will be about $9,300 (based on a sales price of $155,000)?
