Real estate contract law

I'm selling my house. None of the closing cost paperwork relay that the net proceeds to the seller is before capital gains tax. Having taken that into accont the proceeds will not be enought to take care of our problem. So that it wouldn't be worth it to sell my house at this time. Can I get out of the contract, and what would the penanty be?

Without reviewing the contract, I can provide no meaningful answer. But if there is no out, the purchaser does have a remedy of specific performance. If exercised, and the court agrees with the purchaser's position, will result in you being required to complete the sale. I suggest you consult with a competent attorney in your locale.
