Real estate divided cotenancy in Florida

A friend and I want to buy a house from his friend. The property has 2 houses and his friend wants to sell the larger one. What would be the best way to do this without legally subdividing the property first, and what forms would be required?

You could have the seller sell it to the two of you via quitclaim or warranty deed, then the two of you could quitclaim it as follows:

1) the two of you quitclaim your section to you

2) the two of you quitclaim the other section back to the original seller

That's the only way to do it without him subdividing first unless the three of you want to co-own.

It's much easier if the seller just subdivides from the beginning.
