Real Estate Laws in Marion Co. Fl (City of Ocala)

i'm in the process of purchasing my first home. two weeks ago i was told by the realtor that the title search disclosed that someone onwed the mineral rights to the property i'm purchasing. is there any laws that protect the property owner from the mineral right owner comeing on your property and digging it up. (i.e. the property being in a community) The property is right out side of the city limits.

Owned is the past tense. Find out if anyone now owns those rights. If not how were the rights extinguished. Don't buy without the necessary knowledge.

An added thought is that you may be able to negotiate a lower price because your interest is subject to the mineral rights.
