Have an attorney review your contract to see if you are able to force the sale.

A contract for sale and purchase of real estate is a binding agreement on both parties. The Seller does not have the right to unilaterally back out of a contract if it was in writing and properly executed.
I would strongly suggest that you have a qualifed real estate attorney review the matter and contract with you. He/she can then advise you as to all available remedies which might include a suit for specific performance and/or a suit for damages.

I urge you immediately consult with competent counsel. Bring your documents with you. One cannot unilaterally back out of a binding contract.
