Real Estate Question

Want to transfer ownership of empty land to my under age children as sort of a college savings. Is this possible?

If your children have not yet reached the age of majority, they cannot be the owners of real property in their own names. However, in order to achieve this you could have a guardianship of the property of your underage children established and make a gift to the guardian.
