Legal Question in Real Estate Law in Florida

my husband and i are trying to find out infermation on property. we have found some property in florida. the property is in two ladies names one is deceased and the other one doesnt want anything to do with the property. she said she will sign it over to us but doesnt know how to do it. she said if she has to go through probate she wont do it . can she avoid probate court at all?
