Legal Question in Real Estate Law in Florida

realestate

I was lied to about sq. footage of condo I purchased about 2 years ago. When I went to sell recently,I found out there are 3 different data information sheets on file. All are less than I was told. I feel I paid to much for 100 or more, less sq. feet, than was written on reality data sheet.

Re: realestate

Not sure what your question is, but here are my thoughts.

First, you had an obligation to conduct "due diligence" prior to your purchase. If you had conducted the due diligence you probably would have discovered the different square footage reports. If you believe that a misrepresentation has occurred and that a material breach in the sales contract resulted, then you should consult an attorney to evaluate your claim.

Second, you indicated that the square footage you question was listed on a realtor's data sheet. This is not likely part of your sales agreement or contract. You are probably aware that Realtors commonly reflect square footage as an approximate number in order to enhance their listing. In most cases this is not going to be actionable.

If you still feel that you have been damaged you should contact an attorney to discuss it further.
