Legal Question in Real Estate Law in Florida

Can a realty discriminate against students renting?

A Realty company in Gainesville refuses to rent to students unless they can pass a practically impossible requirement - each tennant must have income equal to 3X the rental rate of the entire home. They do not require this of non-students. Is this legal??

Rental Co. discrimination.

FACTS: A Realty co. in Gainesville refuses to rent to students unless have income equal to 3X the rental rate of the entire home. They do not require this of non-students.

Q. Is this legal?

A. The real question is "Is this Illegal?" Cos./Individuals can't discriminate on the basis of race; religion; creed; color; sex; age; martial status; handicap/disability. Does this fall into one of these categories?

People/Cos. discriminate all the time. We make choices and decisions. It's part of life. Obviously, this owner doesn't want irresponsible students who might destroy the property and cost more to repair than the rental would bring. Been there and done that! I will never again rent to anyone who smokes and doesn't take care of my properties.

You don't have to rent to whoever applies just because they are students. You can set reasonable requirements.
