Legal Question in Real Estate Law in Florida

I recently found out that my tenant has a cat although the lease states NO PETS.

I will not be renewing their lease because I will be moving into the house and I am severely allergic to cats. What about giving back their security? Before they moved in, I installed new carpet. Please advise.

You must inspect before they move out. If you see any damage or require extra cleaning you must send them a written itemization within 15 days.
