Release of lien

After a job dispute, a contractor placed a lien on our property. The contractor later sent us a letter stating that he would ''release the lien'' and the matter would be settled if we paid a certain discounted final payment. We sent the amount stated in the letter, but the contractor only sent us a ''letter of satisfaction'', he did not release the

lien. The contractor no longer lives or operates a business in the state. Can the contractor be obligated to ''release the lien'' based on this information?

Yes, he is obligated. Have your attorney prepare the document and obtain his signature. Sounds easy...what if he refuses, or worse yet, you can't locate him...? Fortunately the lien expires after 1 year without action. You can accelerate time frame..check out FS Chapter 713.
