three people are on deed can quick claim deed be used to remove one person leaving the first two names on deed

Yes, a QUIT-CLAIM Deed executed by the party who wishes to be removed from ownership may be used. Obviously, it must be properly prepared and executed before two witnesses and a notary public, then recorded in the public records of the county where the property is located.
