rent increase
The lease we have with our tennants is for three years. The specified rent is $735.00 per month. Can we raise this amount? There is nothing in the lease that guarrantees that the rent will not go up. This is a condo and our maintance fees have increased by $100.00 per month, so that is the amount we want to raise the rent

I would need to see the lease. However, generally speaking,if your lease is for "3 years" at $735.00 per month and is silent as to increases, it may well be fixed. If there is language allowing for increases due to CPI, or expenses, than the $735 may only be a "base" or "minimum" rent. Again, it is best to have an attorney review the lease.

A 3 year lease for $735 a month is just that. I doubt there is language in your lease for increase.
