Rent Increases

Is there a maximum allowable rate increase that a landlord can require in a given period of time? Mine went up $45.00 on April 1st, and is going up again on May 1st. I received a letter in February that the rate would go the first step in April, and the second in 6 months, "or next lease date". Have been here for 3 1/2 years, leased only the first. Now a new lease is being requiried 5/1, thirty days after the the first increase. That's almost 30%. Is it legal?

A. Rent can't increase during the term of your original contract period. After that it is whatever the market will bear and as frequently as the next lease expires. After your original lease you were on a periodic tenancy as a tenant at sufferance on an oral lease, probably month to month-when the rent was paid. You sound like a GREAT tenant. Check out the market. I would consider renting my condo. rental to you and so will other Landlords.
