I rent a townhouse in BVL and there are multiple townhomes surrounding mine. None of us have fences and most of us have dogs. There are always dogs running around every where. I personally have two dogs as well and recently I received a letter from the property management company stating that I am not following the conditions of my lease because there have been complaints that I let my dogs roam around and do not pick up after them. My dogs are indoor dogs and when I tried to call the property management company they told me that they sent it to everyone and that if it continues my lease will be terminated. They do not have any proof that my dogs wander around and cannot prove that I do not pick up after my dogs. If my lease is terminated, what can I do?

In order to terminate your lease they will have to go thru the eviction process (which involves going thru the court system) unless you just willingly leave upon them writing you a letter.. The eviction process consist of you having the opportunity to be heard in court and they will have to prove their case. Therefore, if they try to terminate your lease and you feel they do not have any reasonable cause to do so, you can respond to the eviction action and force them to prove their issue in court.
