rental property

previous tenant left property in shedd out back of house i rent,i need the space to store my things.what can i do?i cant find out where to contact him.

That is considered a fixture (i.e.- addition or improvement to the property). Generally speaking, tenant fixtures and improvements become the property of the landlord. Most likely, if he wanted to keep the shed he would have tried to find a way to take it with him. Practically speaking, it is difficult to move a shed across the town, county, or state several miles. So, he probably intended to abandon the property and let you keep it anyway. If you have further questions, I recommend you consult a local landlord/tenant attorney in your area.

You have to send a notice to the tenant's last known address (which may be the address you rented to him) which describes the property, tells him he has 15 days to claim it, and tells him where he can claim it. You can also add in a "reasonable" storage fee (not too much). You have to tell him that, if the property is worth less than $500, you'll sell it, keep it, or trash it. Tell him also that, if the property is worth more than $500, you'll sell it, subtract the cost of storage and sale, and give the profit to the county.

Then do what you told him you were going to do.
